Commercial Roof Warranties Explained

Commercial roof warranties are often misunderstood. Many building owners assume a roof warranty covers “everything,” when in reality coverage depends on the type of warranty, system design, and how the roof is installed and maintained.

This page explains how Versico Roofing Systems commercial warranties actually work—and what building owners should

What Is a Commercial Roof Warranty?

A commercial roof warranty is a written agreement defining the limited conditions under which a manufacturer or contractor will provide repair or replacement if a covered failure occurs.

Versico warranties are not blanket guarantees. They are system-specific, condition-based, and subject to terms, limitations, and exclusions outlined in the warranty document.

Types of Versico Commercial Roof Warranties

Versico Total System Warranty (Watertight Warranty)

The Versico Total System Warranty covers leaks caused by defects in Versico-supplied materials or the workmanship of the Versico Authorized Contractor who installed the system, when installed and maintained according to Versico requirements.

This warranty applies to a complete Versico roofing system, which may include:

  • Roofing membrane
  • Flashings, adhesives, and sealants
  • Insulation and cover boards
  • Fasteners, plates, and attachment components

Versico determines the method of repair, and coverage is subject to exclusions such as unauthorized roof alterations, lack of maintenance, or damage outside stated limits.

Premium Membrane Material Warranty

The Premium Membrane Material Warranty covers premature deterioration of the Versico membrane material due to weathering for a defined period when properly installed, maintained, and used as intended.

This warranty is material-only. Flashings, adhesives, insulation, accessories, and labor are not covered. Remedies are limited to material replacement or credit, prorated based on remaining warranty term.

Membrane Material Warranty

The standard Membrane Material Warranty provides similar material-only coverage for Versico membranes for a defined number of years.

It does not cover leaks, installation workmanship, or non-membrane components.

How Long Are Versico Commercial Roof Warranties?

Warranty duration is determined by the roofing system design—not simply by choosing a product.
Depending on membrane type, thickness, and system assembly, Versico systems may qualify for 15-, 20-, or up to 30-year warranties.

Longer warranty terms typically require:

  • Thicker membranes (such as 75- or 90-mil EPDM, 80-mil TPO or PVC)
  • Enhanced fastening and perimeter securement
  • Upgraded insulation and cover boards
  • Certified contractor installation

Versico’s 30-year warranty options are supported by system upgrades and are backed by a dedicated warranty reserve fund.

What Commercial Roof Warranties Do NOT Cover

Most Versico warranties exclude coverage for:

  • Damage from foot traffic or other trades
  • Unauthorized roof alterations or penetrations
  • Improper maintenance or clogged drainage
  • Structural movement or substrate failure
  • Chemical exposure beyond stated limits
  • Events exceeding wind or hail limits listed in the warranty

Failure to follow Versico’s Care & Maintenance requirements can void warranty coverage.

Why Versico Certification Matters

Certain Versico warranty options are only available when the roof is installed by a Versico Authorized or Certified Contractor.

Certification helps ensure:

  • Approved materials and system assemblies are used
  • Installation follows published Versico specifications
  • Inspection requirements are met when applicable
  • The roof qualifies for the intended warranty level

How to Protect Your Commercial Roof Warranty

  • Inspect the roof at least twice per year and after major weather events
  • Document all maintenance and repairs
  • Limit roof access to trained personnel
  • Notify your contractor before adding equipment or penetrations
  • Use a Versico Authorized Contractor for alterations or repairs
